I. Managing a Stabilized Property
Our primary focus is on maintaining cash flow levels within pre-established parameters. Our services include:
- Tenant Screening - A thorough credit, employment, and landlord reference check is performed prior to the approval of the tenant to help protect the rental income stream of our property owners.
- Leases - All tenants are required to sign an Attorney prepared lease prior to occupancy and are advised of all its terms, including community rules and regulations.
- Rent Collection/Eviction - We actively collect all rents due and strictly enforce all rules and regulations. In case of non-payment or other serious non-compliance with lease terms, we will prepare and serve all appropriate notices and promote evictions.
- Monthly payment of Operating Expenses and Debt Service - We will prepare all checks and make payments from a dedicated checking account.
- Financial Reporting and Annual Budgets - We will provide you with itemized monthly financial reports. Additionally, we will prepare and discuss with you the Annual Budget Projections.
- Supervision of on-site Employees and Contractors - we take the hassle out of day-to-day management of your property. We will do it all.
- 7-day a week Emergency Response - we will ensure that problems are resolved as soon as practicable, to ensure that the asset is protected and the tenant relations are always maintained on a high note.
